When rewiring is the right call
Rewiring an apartment or villa in Málaga is a big job — but for a property built before the REBT updates of 2002, it is usually the safest and most economical thing to do. Patching individual circuits often costs more in three or four visits than doing the whole installation once and properly. Common drivers in Málaga:
- You bought a property and the survey flagged "old installation" or aluminium wiring.
- Your differential trips repeatedly with no clear culprit, on multiple circuits.
- Sockets get warm to the touch under load — fridge, washer, AC, oven.
- The consumer unit is a classic 1970s "cajetín" with porcelain fuses, not modern breakers.
- You are renovating the kitchen or bathroom and the existing circuit cannot handle a new induction hob, oven, or boiler.
- You are converting to a holiday let and the licence application requires an up-to-date boletín.
What's included in a full rewire
- Strip-out of the existing wiring, fuse box, and any non-compliant junction boxes.
- New consumer unit with separate ICP, main switch, and circuit-specific differentials and magnetothermics.
- Dedicated circuits for kitchen, bathroom, AC, oven, and any pool or garden equipment.
- Modern earthing — pica de tierra installed if absent (very common in pre-1990 builds).
- New socket and switch fronts in the finish you choose (white standard, brushed steel optional).
- Pre-cabling for future EV charger or solar inverter on request, included in the quote.
- Replastering and basic skim — finish painted by you or by a tradesman we coordinate.
- Boletín eléctrico signed and registered with the Junta de Andalucía.
- 12-month workmanship guarantee on all installed components.
How we work
- Free site visit. 60–90 minutes. We assess the existing installation, check the meter and supply type (single phase / three phase), and discuss what you actually use the property for now and in the next five years.
- Written quote. Itemised by room and by circuit. No "all in" lump sums — every line is something you can take or leave.
- Schedule. Daily plan, milestones, who is on site each day. We work around your hours where possible, including evenings for short-let properties between guests.
- Strip-out and rough-in. First half of the job — chasing, cabling, new back-boxes. Power restored in temporary safe configuration each evening.
- Second fix and commissioning. Sockets, switches, consumer unit. Every circuit tested with a multimeter under load before signing off.
- Boletín issued. Filed online with the Junta. PDF and registration receipt to you, ready to hand to your supplier or gestor.
Specific to Málaga and Costa del Sol
Three things make rewires here different from inland Spain. First, salt air — connectors and junction boxes corrode faster, especially in seafront properties (La Malagueta, Pedregalejo, El Palo). We use IP-rated boxes in any room within 200m of the coast.
Second, AC. Almost every Málaga property now has split AC units in two or three rooms, and older installations were not designed for that constant load. We size new circuits for what you actually run, not what was installed in 1985.
Third, holiday-let conversions. If the rewire is part of preparing a property for VFT (vivienda con fines turísticos) registration, we coordinate with the boletín, the licence paperwork, and any community-level requirements before quoting.
